IMPORTANT OWNERS AND TENANTS- Sewer Line Problem Bldg 9-continues to experience back ups in the sewer line. Plumber has been called out multiple times and has found, on more than one occasion, clogs that were compressing flow through the pipes. Bathroom wipes have been the reason for the clog, including the latest back up that occured week of February 5, 2023. PMC had sent out an e-mail, to all owners, to advise against flushing down the toilet, even when labeled “flushable”. The expectation is that owners will convey the directive to their tenants. If this problem continues, it could turn into considerable expense to the Association(Owners). PLEASE ENSURE THAT WIPES ARE NOT BEING FLUSHED, TOILET PAPER ONLY.

Hot Water & Heat Updates – Call PMC office for any issues relating to your hot water or heat. Thermostats: do not change batteries or the thermostat proper. PMC replaces batteries every year. If there is an issue, call PMC office. Heat Checks: PMC does periodic heat checks in units during winter months, if not occupied, the thermostat will be set at 60 degrees v the previous standard of 55 degrees. Any issues with heat or hot water, please call PMC or email at pmcservice@comcast.net.

Bicycles: all must display a permit. Those without a permit displayed will be removed an discarded. Suggested is to move bikes to some inside storage(not on patio or decks) to ensure they are not damaged by winter weather and any flooding.

ANNUAL ASSOCIATION MEETING-July 9, Saturday, 10 am, Ocean City Community Center, Senior Room .…and from 4 pm-8pm please join us for our first annual Meet and Greet in the parking lot area of Four Seasons. Hoagies, chips, pretzels and water provided. Bring a chair, mingle and get to know your Four Seasons neighbors.

In addition, there is a Price List from Johnson’s Appliance for the approved models of air conditioning units at Four Seasons. Prices are based on June 2022 and are subject to change.

Important Date for Fall & Winter Property Safety-OCTOBER 15

*DO take out all window unit air conditioners

*DO REMOVE all porch and deck furniture, storing in your home, storage unit or off premises for owners who are not on premises during winter months.

*DO NOT strap or tie porch furniture to railings or posts.  Tarps are not acceptable, they become untied and can fly off the deck or porch. Year round residents are responsible for ensuring any outside furniture left on patios/decks is secure in accordance to weather conditions.

NEWS & NOTICES: AUG 2020

Postponed Annual Meeting Association Members : Zoom Meeting to be held on Saturday, October 3, 2020, at 10 am. The meeting will be facilitated by the administrative personnel of the Association’s attorney.

Purpose of Meeting: discussion of association business and to elect three (3) members to the Board of Trustees. The terms expiring are those of Hal Griffith, Coleen Cellini and Chris Vivarelli. Hal and Chris would like to serve another term. All those interested in serving, please return the nomination form to PMC by August 30, 2020. Proxy Ballots will be mailed to all owners to be returned no later than October 1, 2020. Newly elected Board Members will be announced during the Zoom meeting.

Zoom Meeting Info: will be posted on the Owners page (must use password to access), including the Link for the meeting. PMC also sent a mailing with all the info. The application can be downloaded to any smartphone, personal computer or tablet. If there are any questions on how to execute the download, please contact PMC or Susan Luongo(susan91@comcast.net) to assist. Zoom provides a step by step process, but best practice would be to download well before you intend to use Zoom, so you can familiarize yourself with the application.

Topics addressed at Board Zoom Workshop Aug 2020: 1. Additional signage to deter illegal dumping in community trash area and new recycle containers to replace damaged ones . 2. Curb your pet signage at 35th and Bay at Four Seasons entrance 3. Landscaping to spray weeds in walkways and areas needed twice a month, in season 4. Mold inspections on hold during Covid 19 emergency 5. Bike permits are still needed if you have a bike in any rack. Please call office for a permit. Inspections will continue to be conducted and non compliant bikes will be removed and discarded 6. The Board requested, from the City and Police Dept, yellow lines be painted at the driveway entrance on 35th St to ensure safe sightlines. The City approved and it has already been done. 7. First floor privacy fencing on patios was discussed and will be addressed for further discussion at the Zoom meeting.

COVID 19 OCNJ Updates – Please be aware of that the Mayor updates, multiple times during week, the status of openings and guidance for safety. You can see those updates on Facebook, OCNJ Daily or on ocnj.us, clicking Mayor’s Corner.

Inspections-Previously scheduled April inspections, of attic storage areas(common area), will be postponed until the state has lifted its directive to ‘social distance’ due to Covid-19 outbreak.

Attic Testing-the Board will continue to have attic areas tested, by two additional companies, that have the appropriate hygienist credentials. PMC is in process of identifying those who meet the standards needed. When selected, the strategy was that would enter the attics, at same time our inspections were to take place, but, we must postpone the testing, as we have the inspections.

Law Suit-The funds($110.0) that Four Seasons was awarded in our suit against A-1 Plumbing is in process of appeal, and placed in Court Escrow, until appeal process is finalized. A-1 has filed for bankruptcy and the court has placed a stay on any release of funds, until bankruptcy is settled

PMC Office-will remained closed to the general public, but can be contacted by phone or e-mail. Please be safe and and healthy.

Presentation on Flooding Issue– Oct 19, Tabernacle Hall, 9:30 am.  Review by Councilman Bob Barr and engineering firm addressing the the consistent flooding between 35th – 51st Street.  All are encouraged to attend and be informed.

Other Fall Info:   Fall & Winter Holiday Décor-please ensure removal within 15 days of holiday.   With the high winds that happen, the items can fly off your unit onto others and cause potential damage.

OC Clean Up –  Oct 12, use facility Shelter Road Recycling on Tenn Avenue.  Paper Shredding, Electronic and Cell phone recycling available.

Trash and recycles- cardboard must be broken down and placed INSIDE container, this is not just a seasonal issue, but should be done all year.  Boxes can become projectiles, during high winds.  REINTERATING LARGE ITEMS TO DISCARD-DO NOT LEAVE NEXT TO RECYCLE CONTAINERS OR TRASH-CONTACT PMC OR UTILIZE CITY OF OC DISPOSAL SIGHT

COMMUNITY BULLETIN BOARD-It is now installed in the 35th St and Simpson Laundry Room-you are free to post any buy/sell notes and any other community service messages.  We will expand to other locations, if the board is used positively and the demand is apparent.

NEWS & NOTICES: July 30 2019

Outside electrical outlets-The Board has approved  and has authorized PMC to coordinate any requests to install.   Only an approved, licensed contractor(Dever Electric) can be used.  PMC must approve the area of installation(all in rear of units).

Inspection of One Bedroom Units-One bedroom to two-bedroom units, converted illegally, an issue that was brought before Board at July meeting.   The Board has approved PMC to conduct an inspection of all one-bedroom units, beginning Tues, Aug 30, 2019.  Please ensure that tenants are aware, in addition a flyer will be placed in doors, Aug 29, Monday.

Bike Permit Reminder-PMC will conduct inspection of all bikes, Aug 12.  Those not showing a current 2019 permit will be cut from racks.  Those using the bike rack closet to 36th Street should remove bikes by Sept 8, to another rack, we will be replacing  rack. A reminder will be sent, as well.

Recycling-we can co-mingle all recyclables, but we would like all residents to be aware that using “single use” bags(plastic bags from grocery stores and other retailers) to carry bottles, cans, etc is acceptable, but those are not recyclable, so please avoid throwing them in, with your recyclables.   Using paper bags is a recommended option.

Bulletin Board-Community Board requested at annual meeting was approved to be tested and located in the Laundry Room, at 35th & Simpson. The board should be used for Community buy/sell and other information or questions our members have.    We will monitor to ensure negative or personal postings are made.   We want it to serve our Four Seasons family, positively.  If successful, we will roll out more locations.

Flooding prevention update-as per a letter from Mayor Gillian, Four Seasons Condominiums were  included in a visit by state Dept of Environmental  Protection representatives on July 26, 2019.  The goal is to focus on future flood resiliency efforts in our neighborhood, south of 34th St.  There will be a Town Hall meeting in next several weeks to hear plans by ACT Engineering and how the issue may be addressed.  Date, time, location, TBD.   All are encouraged to attend.
